Exciting Updates for Tenancies: What You Need to Know
Being informed is key when it comes to smart financial decisions, especially with property management. Recently, there have been some important updates to tenancy laws that every landlord and tenant should know about. Here’s the lowdown:
Changes for Periodic Tenancies:
Ending Tenancies: Landlords can now end a periodic tenancy without giving a specific reason, as long as they provide 90 days’ notice.
Special Conditions: In some cases, landlords only need to give 42 days’ notice if:

- The property is needed as the main home for the landlord or a family member within 90 days of the tenancy ending, and it will be used as their main residence for at least 90 days.
- The property is needed for an employee or contractor, as stated in the tenancy agreement.
- The property has been sold with the requirement for vacant possession under an unconditional sales agreement.
Tenant’s Rights: Tenants can still end their periodic tenancy anytime by giving 21 days’ notice.
Changes for Fixed-Term Tenancies:
Switching to Periodic Tenancies: Fixed-term tenancies will now automatically roll over into periodic tenancies unless:

- Notice to end the fixed-term tenancy is given between 90 and 21 days before the term ends, no specific reason required.
- The landlord and tenant agree on a different plan if more than 90 days remain on the lease.
